Newcastle City Council occupied the above property by way of a 20-year lease which terminated at the end of September 2003. The Council had no further use of the premises beyond the expiry date of the lease. A Terminal Schedule of Dilapidations was served on the Council by the landlord. We were instructed to organise and oversee a programme of repairs and reinstatement of the premises on behalf of the Council.

We checked the lease and repair notice and carried out a survey of the premises from which a Schedule of Work was produced and agreed with the landlord's surveyor. The contract was placed with the Council's approved contractor and the works monitored through to completion. Upon completion we issued a report to the Council confirming the satisfaction of the landlord. The premises were yielded up at the end of the lease to the landlord, fully repaired and reinstated.
