We have been working as a BA Business Partner since November 1997 at Waterside, BA's world HQ, providing Space Management services. Waterside comprises over 500,000 sq ft of space currently accommodating approximately 4200 staff in flexible working environments that include allocated, shared and touchdown workstations.

The measurement of occupancy levels and the utilisation of office, meeting and catering areas has been essential at Waterside to enable the environment to be developed and tailored to the changing requirements of BA.

To achieve this we have undertaken a number of major space audits, the first in January 2001 which included all workstations, meeting areas and cafés. The results of this audit confirmed BA Property's perception that the occupancy levels at Waterside could be substantially increased, whilst maintaining a productive working environment. The audit data then assisted BA to embark on a property consolidation strategy to which the expansion of staff numbers at Waterside was key.

We completed the second major space audit in April 2003 to measure the utilisation of the building following the increased occupation by some 1000 staff and to determine if there were any further opportunities to support additional staff numbers in the future.

The audit included all workstations, meeting areas, cafés, the restaurants, reception, and the facilities in the street which include phone booths, bank, exhibition displays, smoking areas, and Waitrose.
